Landlord is really nice guy. He originally said the rent is $3600 a family, but $3900 for roommates. However, he is flexible on this if we sign a lease and send in a deposit quickly. He's tired of showing it.
A group of international Wharton students had committed to renting it, so he stopped showing it. Then when he sent the lease they returned it with markups and all kinds of legal questions. He doesn't want to deal with that (it was just a generic rental agreement, he says), so agreed to show it to me last minute. He doesn't really want to rent to this group anymore if we're interested. This probably played in our favor with the price.
I really like this one a lot - maybe a bit pricey (a lot depends on how the rent is split given that rooms are different) - but location seems unbeatable
ReplyDeleteGiven my own preferences (location is everything!) - this would probably be my #1
ReplyDeleteit seems important to me to be somewhat close to campus (given that this could be a commute needed multiple times a day), and this one has the secondary benefit of being close to the rittenhouse square area (which 2nd years seem to consider very important)
by being close to everything - i just want to make it as likely as possible that I get off my butt when someone invites me to a club meeting or out for a beer!
and the clincher for me is that this is right on the running trails
I like the layout of the rooms and overall feel for the house based on the pictures. The location is a plus.
